BOOKING TERMS AND CONDITIONS
By signing the booking form or accepting the Terms & Conditions of the booking form including the online version you agree to the Terms & Conditions stated below:
Guest reserving the home must be at least 25 years of age, Allevo Homes at its discretion will determine if we reserve to a guest younger than 25 years of age and additional security deposit may be required.
Allevo Homes is an independent management company that manages privately owned individual rental properties, some within Resort Communities. Allevo Homes cannot and therefore does not guarantee access to any Resort amenities such as, but not limited to, swimming pools, golf courses, fitness rooms, tennis courts and restaurants. The Guest acknowledges that Allevo Homes is not liable if access to any such Resort amenities is restricted due to maintenance, resort policies, or any other reason. Guests agree to abide by all HOA, Resort, Association or Community rules, including but not limited to quiet time, parking rules and no events policy.
The booking conditions still apply even if the booking form has not been completed (eg. Late booking by telephone). Following the return of the booking form to Allevo Homes and the appropriate payment, confirmation of the reservation will be sent. All accommodation is booked exclusively in the specific home chosen for the number of persons showing on the booking form for the dates reserved and the accommodation booked cannot be sub-let, shared or assigned. No other persons may use the accommodation and home cannot be used for monetary gain.
Rates are subject to local sales and resort taxes. A departure cleaning fee is charged on all stays. A deposit of 50% of total balance is required to confirm your dates and secure your accommodation. The reservation is not confirmed until your deposit is received.
The balance is due 8 weeks prior to arrival (or earlier). We will send out final instructions including directions and check-in details, approximately 2 weeks prior to arrival date. For Holiday periods such as Easter/Passover, an additional 20% will be required 8 weeks prior to arrival with the remaining balance to be paid 30 days prior to arrival. Bookings made within 8 weeks of the arrival date must be paid in full including the refundable security deposit (see paragraph 11 below).
We regret that pets are not permitted unless the home is advertised as a “pet friendly” home and you have advised us of your intent to bring a pet, prior to your arrival. Also, Smoking is not allowed inside any of the homes. Failure to observe these rules will result in a minimum $250 charge against your security deposit. For guests travelling with a “Service Animal” we will need you to advise us of this at the time of finalizing your reservation so that reasonable accommodations can be made.
Check-in is from 4:00 pm on the day of arrival; check-out is by 10:00 am on the day of departure for all homes, except condominiums, which have an 11am checkout. Failure to depart on time may result in additional charges.
A credit card is required for all bookings. The credit card will be held for any damages to the property and can hold a deposit of upto $1,500. The amount of deposit will vary depending on the size of the house. This will vary for our Elite Homes or for guests celebrating an event in the home.
If you are renting the home to celebrate any type of event, we will need to be notified of this prior to finalizing your reservation, additional fees may apply and all events are subject to approval.
Please be aware that parking of RVs, campers and trailers in the driveway of the home or anywhere in the development is not permitted by the local Homeowners Association.
Once a home has been confirmed it cannot be substituted for another home without financial penalties as per the cancellation policy. In the event that the reserved property cannot be supplied, due to reasons beyond the control of Allevo Homes LLC, we will offer an alternative home of the same standard (or higher) OR full refund of all money paid.
All homes are provided with a basic starter supply of toiletries and kitchen supplies, guests are then responsible for purchasing/supplying all further supplies required for the duration of their stay.
Every property is provided with a house information manual which will contain both general and specific information relevant to both the property and surrounding area. Attention should be given to the trash and parking requirements of the resort’s Homeowners Association you are staying in as failure to observe the rules can result in a substantial fine imposed by the resorts.
All homes with pools are equipped with a pool alarm or pool fences for the safety of our guests, the pool alarm can ONLY be disabled if the home being reserved is equipped with a pool safety fence. We are unable to make any exceptions to this rule due to Florida Law, if you require a pool fence in the home please advise your agent at the time of reserving. Please note that: no refunds will be given for late arrivals, early departures or unused days of your accommodation package. Under no circumstances can the security deposit be refunded on the day of departure.
All bookings are subject to Safely’s guest verification. As part of our effort to keep our community safe for you during your vacation, we have partnered with Safely.com to help us run a non-intrusive background check for every guest that stays with us. Don’t worry, we are only reviewing public records for the worst offenses – felonies, and persons on the international watchlist, and Safely.com is not checking your credit. All we need from you is your date of birth and current address to complete the check. Cancellation by Allevo Homes (the company): In the event of the rental property being no longer available through unforeseen damage, or circumstances beyond the company’s control, we will seek to offer alternative accommodation. Failing that a full refund of all monies paid to the company will be made but that will constitute the limit of the company’s liability.
Cancellation by the client: Cancellations must be received in writing and are subject to the following penalties:
- 30 days or more prior to arrival – loss of deposit / For Holiday periods loss of 50% or all funds paid on the reservation at the time of cancellation.
- Within 14 days of arrival – no refund
No refunds will be provided for late arrivals, early departures or unused days of your rental property Reservation. We reserve the right to amend, curtail or terminate any rental contract without compensation. In the unlikely event that circumstances necessitate us to change the property confirmed on your Reservation, we will seek to relocate your Reservation to a property of a similar or superior standard within our available inventory. However, if we are unable to find a suitable relocation, we will refund any monies paid (without interest, compensation or consequential loss of any kind) toward your Reservation.
Allevo Homes accepts no responsibility or liability for any loss or damage or alterations to the terms of this Reservation caused by events beyond their control including, but not restricted to, hurricanes, war, civil commotion, flight delays or cancellations, technical difficulties with transportation, alteration or cancellation of schedules by carriers, adverse weather conditions, fire, flood, pandemics, industrial dispute or any other event beyond their control.
We strongly recommend that you take out travel insurance to cover yourself in the event it is necessary for you to cancel your holiday.
Items Left Behind If any personal items have been left by the Guest, it is the responsibility of the Guest to pay a $15 service fee and all costs from the packaging and shipping of those items should the Guest request the items be returned to them. We do not accept responsibility for any loss or damages to items that may occur during the transportation or shipping Process.
CLEANING, MAINTENANCE, PEST CONTROL & WILDLIFE
A Cleaning Fee will be applied to each reservation. Towels, sheets and all linens are inventoried before and after each Guest’s stay. Guest will be charged for any damaged or missing items or for stains on carpet, furniture or walls, linens, towels or broken items in the house.
If the property is left in a condition that would require an excessive cleaning, such as (but not limited to) empty boxes, unbagged trash, leftover food on top of counters, an additional fee may apply of $25 per bag.
Allevo Homes are located in a sub-tropical climate and care must be taken with food that is left uncovered. Uncovered food can attract insects very quickly. Any added costs for pest control services incurred for lack of care may be passed to Guest.
The Property has been inspected to ensure no bed bugs are present, so the presence of any bed bugs is presumed to have been caused by Guest, unless Guest provides clear and convincing proof otherwise. Guest must vacate the property immediately without refund and pay for treatment to remove the bed bugs.
Wildlife may pose a danger to Guests. Approach all outdoor areas with caution.
By renting a Allevo Homes, you voluntarily assume all risks related to exposure to COVID-19.
Allevo Homes cannot accept liability whatsoever for any injury sustained by any guest or visitor to the house, grounds or swimming pool, or for any loss or damage caused to any possessions brought onto the rental property. Without any restrictions, Allevo Homes shall not be liable for any loss or damage arising in connection with the guest’s stay in the property caused by matters beyond reasonable control, including acts of God, surrounding construction work, excessive disturbance of neighboring properties, failure of utility supplies such as water, electricity, gas or air conditioning. Although, we will make every effort to respond and minimize any disruption caused during the rental period.
Allevo Homes does not accept liability for lost or stolen personal property of the Guest within the Property during the rental period. In the event that property of the Guest is lost or stolen, the Guest should advise the appropriate authority first, and then contact Allevo Homes to report the lost or stolen items.
The Guest must ensure that children are supervised at all times. It is the policy of Allevo Homes that all children under the age of 18 years are not left in the rental home unsupervised at any time during the rental period. Games, toys, baby furniture/equipment, strollers and cribs are all used at the Guests’ own risk.
The Guest understands there is no lifeguard on duty, and that the use of the pool is entirely at the Guest’s own risk. Diving, horseplay or running around the pool area is prohibited; no child in the party or adult non-swimmer will use the pool without adequate adult supervision or the supervision of a strong swimmer. The Guest must immediately report any problems with the pool alarms or pool safety fencing. All Guests understand and agree that Allevo Homes can not accept responsibility whatsoever in the case(s) of accident or illness whilst on the property.
The use of the BBQs is at the Guests’ own risk and Allevo Homes cannot accept any responsibility for injury of any kind that may arise from the use of BBQ’s. The Guest takes full responsibility for the connection of gas bottles. Guests should also remember to keep children away BBQ’s, whether in use or not.
